The Act applies to homeowners and property developers intending to carry out building work that affects an adjoining property.

​For Building Owners:
If you are planning to undertake work that involves a party wall or structure, you are legally required to notify your neighbours.
This could include:

As a building owner, you must serve a formal Party Wall Notice to adjoining owners, providing details of the proposed works and how they might impact their property. This notice must be served at least two months before starting any work on the party wall and at least one month before excavating or constructing foundations.

For Adjoining Owners:

If you receive a Party Wall Notice from a neighbour, you have several options:

Dissent and appoint your own Party Wall Surveyor.

Agree to a single, jointly-appointed surveyor.
Dissenting does not stop the work but ensures that a surveyor protects your interests. The appointed surveyor(s) will then prepare a Party Wall Award, a legal document outlining the work to be done, how and when it will be carried out, and any additional protective measures required.
