
Damp Defects Inspection

Situation:
The property had been suffering from external cracking and internal damp penetration for some time. Historically mis-diagnosed by others, issues remained surrounding excessive condensation to the top floor, beneath an uninsulated flat roof.
The flats were each suffering a variety of internal issues, relating to condensation as a lack of suitable ventilation, and penetrating damp to external walls, including direct water ingress around doors and windows resulting from poor installations and weatherproofing failures of balconies.
Solution:
AuthentiSurv undertook surveys to multiple flats within the building to review the current structural cracking, building movement, damp penetration, condensation, flat roof leaks, poor detailing and weatherproofing and balcony defects.
Our Team worked closely with the Property Manager to illustrate the widespread and commonly shared issues that required attention and provided various solutions for consideration.
AuthentiSurv highlighted the need to address the various issues prior to (or as part of) an upcoming major works programme to ensure all matters are resolved, leaseholders properties are improved and all stakeholders achieve true value for money during the next Section 20 Major Works Project.
